Evan Michael: I’ve had to move around Austin quite a bit in the last few years since relocating here and Gibson Flats has been my best experience by far. Most places feel like a scam and like they are just trying to suck every dollar out of you while doing the bare minimum but Gibson feels like they care a little bit more and feels more welcoming and friendly in general. The maintenance staff is amazing, there are many of them instead of just relying on 1 or 2 guys, and they are very efficient, friendly, and good at what they do. The agents up front are genuine and helpful. Julia specifically has been a big help since moving in but everyone has been super helpful!

They not only called ahead to confirm a convenient time for their visit but also showed respect for my ongoing meeting by working quietly. Their dedication was evident in the way they meticulously hand-cleaned the exterior vent covers and even replaced parts in my washer that I wasn't aware needed improvement.The floor plans at Gibson Flats are spacious and designed to showcase the breathtaking views, which are truly awe-inspiring. Brooke Jones: are very quick to fix any issues. Any service requests are responded to within a few hours or up to a day.The building itself is kept in great condition and any issues with the building are communicated to residents and resolved quickly.The view from our unit is incredible facing the city, and I think it’s probably one of the best views of downtown in Austin. We kept extending our lease by a few months at a time because we didn’t want to leave, and the leasing staff was super helpful in negotiating a fair price and keeping us in the loop. Overall I totally recommend moving here!

Peyton Breech: Everything is great, from floor plans, to amenities, and rental rates. Sometimes parking can be a bit full at weird hours and for WIfi go with Specturm if you want wired connection as AT&T doesn't support wired connection.

Jackson Davis: Rent was raised $400 after just one year. I guess my first year was a serious deal. Fire alarm if there's strong freezing temperatures. I think the pipes busted somewhere causing this. Anyway, I did not renew due such a large rent increase.Otherwise, awesome location and good property if you can safely afford the rent. I recommend.
Nishkarsh Khokhar: The housing agent is very kind and this looks like a great property to live in. Good bus connectivity and very close to UT. Excellent amenities, there's a pigeon problem but the housing staff is taking care of it with meshes around each house.

Office staff is new and have been super helpful.The only issue I could think of is the pigeons that live at the pool and rooftop areas. The office management has been communicative and seems to really be working hard to resolve however from what I've gathered the corporate offices - Greystar, have been dragging their feet with approving any requests sent by office management. For an issue that has been ongoing for several years - Greystar sure hasn't done much..If you're looking to move here - I would still highly recommend it due to the location and quiet neighbors - just be aware the pool and rooftop will be infested with pigeon nests/pigeon s**t/and pigeon carcasses. For this issue I'm updating my star rating from 5 to 4.______________________________________________________________My boyfriend and I moved in in June. The move-in process was a little bumpy due to the previous tenants not taking proper care of the unit. This led to a delay for our move-in. Thankfully the management team

Great living room space, bedroom layouts work well for my needs, with no major maintenance issues. Close proximity to so many great restaurants, HEB or markets, and even can get a quick haircut across the street. I'm going to enjoy living here.

I've lived in my fair share of complexes and never felt the kind of care, passion, and commitment to the Nolina flats community that Melissa provides. She was thorough in onboarding us and transparent and nice in all her communication.Matter of fact, I've had nothing but great experiences there with all the staff. I know Brittany has moved on to other things but Cassandra is super awesome as well!! I've had to come visit Cassandra on a few occasions to explain or clarify something and she has put my mind at ease by being super helpful and informative. Protect this one too! lolThe property is fairly priced, in fact, the amenities are amazing. The pool is aesthetically beautiful and they have a hot tub which I love too. Melissa and Cassandra are prompt to send out emails when things need fixing or there are vendors coming with free stuff for the residents. My roommate and I love our 2 bedroom apartment. It is a quiet and comfortable area with respectful neighbors. Sometimes kids are yelling and screaming, in fun, out in the pool pretty late, but we aren't grumpy ol' folks, kids should have fun, and if that is the worst we have to deal with then we're pretty happy.I appreciate that you guys offer free coffee to the residents and offer a nice lounge area with a pool table. Have been busy at work as of late so am missing out on all that, but its nice that you guys have that. Keep doing what you guys are doing because it obviously got me to write this chapter book of a review lol, thank you guys!
the Moms and the Ols: Cassandra and Melissa are a fabulous team! We've been very impressed with the care and skill they take to handle all of our requests. Both of these women really take care of business! I am a little sad to see that no one has been selected to take over as manager. Either of these ladies would make an excellent choice as they are both hard working and really deliver for the tenants.
Laura Cruz: Nolina's office staff has been quick to respond to any and all inquiries/concerns. They have been courteous and professional at all times.
Ian Gillen: Reasonably priced for the size, decently built, and mostly surrounded by trees and wildlife. The units are older with outdated appliances and some mold. Relatively quiet for apartments. Mostly positive experience so far.
Toe Knee: I have been living here for about four years now, and really enjoy the property, the office staff is always friendly and super quick to help with any issues that may arise.I originally wanted to live at a different property before finding this one but was unable to get in, but looking back on it now the correct decision was made.

Brett Froman: This is a beautiful classic style apartment complex nice and peaceful but I think that the maintenance guy and manager deserve a golf cart to get business done around here I watch the maintenance guy daily walk all of his supplies and keep the property clean up on feet every day I think it would help him get more done each day because he is the one and only maintenance man on property get more done if the owner would supply the manager and maintenance with a basic golf cart or caddy to say doesn't cost much and would only benefit the longevity of this complex which I think has great potential.Thanks to your hard work maintenance and manager 5☆

Without a doubt, I consider this complex to be one of the finest options available for those seeking accommodation in the far west area.One of the notable features of this community is the inclusion of a built-in washer and dryer, which adds to its appeal. As with any residential property, maintenance issues do arise occasionally. However, what sets this complex apart is the remarkably prompt response from the maintenance team.I must also give a special mention to the new manager, Ellen. She exudes enthusiasm and warmth, and is always willing to lend an ear and offer assistance with any concerns or needs you may have.

Ryan Brown: My wife posted her own review, but I felt like I should post my own. The property had a revolving door of management companies, and we currently have Sandalwood managing it. My only gripe right now is our incredibly high water/waste water bill, which is somehow $240 this month for two people and a baby. In our lease it said the highest bill for a single unit in the previous year was $35, so it's an incredible difference. The water bill management service, Conservice, has been really unhelpful with fixing the bills and won't even tell me how much water we are consuming to get the billed amount. A family of 4 would be paying over $300 a month here just in water, which is like if you had a single-family home with almost an acre of irrigated landscaping. It's just crazy! Ellen is helping delve into it, but some more digging is needed to figure out why our bills are so high.The water billing is why I took a star off.The property is old and a little weird due to its age and lack of major renovation since it was first built. It shows with the wear on the buildings, and there was poor maintenance that was done by past companies that Sandalwood is having to contend with, like poorly refinished tubs. And there are annoyances like shutting off the entire properties water to fix a leaking fixture due to no other water shut offs being installed, but that's a preexisting issue to the current property managers. BUT: Rent is CHEAP, or at least it was when we moved in. You can look past some of the issues with cheap rent in mind. The units are quirky, I like ours because there are exposed wood beams in the living room ceiling to hang plants from. Our kitchen is pretty cramped, but it at least has a window to the outside, and a window going from the kitchen to the dining area to pass food through.I really like Ellen and her maintenance guy, they have been really responsive to maintenance tickets, as well as receptive to feedback/dealing with annoying issues. Ellen has always been helpful and she makes me feel like I am genuinely being listened to.

Alex Denslow: correctly and got us a complete fix for everything within less than a week of showing up. There’s still a few touch ups that could be done, but it’s all cosmetic stuff from the old management, and we’re still getting used to the place, so we’ll get around to it when we’re ready. They even cleaned the pool! I was going to end my lease at the one year mark with the old management, but with the new team, I can see us staying here for a few more years.

Akshay Narang: Been great so far all the leasing agents are very friendly especially Robert who I worked with the most. Also, the maintenance team here is fantastic had the pleasure of working with Sergio, and others they took care of my concerns almost immediately. They even have nice events for residents. Overall, wonderful experience and would recommend to others.
Mal Wood: I don’t live here but I just came by to tour with my boyfriend and we had the most AMAZING experience with Chloe. She was so sweet, personable and knowledgeable. We were feeling pretty defeated after tours we had taken earlier in the day, and Chloe really changed our day around. We are highly considering it, all due to this experience! 11/10.
Sally Allen: I’ve lived at the 704 since 2014. Ive loved living within this community. The maintenance team is amazing. Today Sergio went above and beyond and transformed my shower; I asked for a simple re- calking and now my shower looks brand new. I don’t take for granted work ethic like this! Thank you Sergio and all staff for a really positive experience.

Casey in the office has always been so kind and helpful and she always brings a smile to my face when I go to pick up packages. Dusty Hamilton: So far the Flats of San Felipe have been awesome. The square footage, location and the price is amazing - just what we needed for my grandson. We have only submitted 1 work order but it was addressed quickly - I actually felt silly as one of the issues was how to turn on dishwasher - not realizing there was a switch. We feel safe here and have had zero safety issues. Avery and her team are both friendly, and professional. She has been excellent anytime we have had a question or issue.

Marissa Rodriguez: simplified access. Though this change took place during the last few months of living there, I was still able to easily let in guests through the app or keypad code. Changes like this show how much this complex is willing to listen to their tenants and make things better.Studio:When I first moved to Austin, I was scared that I wouldn't know the best area to live in. I was familiar with the 78741 zip code so I chose to stay in this area. I first found out about this complex through an apartment locator. Needless to say, I chose this place and lived in their studio for 1 year. It was spacious, clean, modern, and most importantly... I felt safe.One bedroom with a den:I spent the majority of my time living in their one bedroom and den combo. The flooring of my unit was different

If you're into studio or small space kind of living, this apartment is perfect for you!Amenities were great! as I was touring, the rooftop is YES! also, can we talk about the 2 level parking garage!? for FREE!? like no additional cost? WOW. Also, Google Fibr and AT&T Fibr ready!? Say less. Savannah explained everything CLEARLY. She's definitely a gem. I'd absolutely sign up at this property.

Hannah Evans: has been addressed immediately. The location is close driving distance to all the best Austin spots. One con is I personally wouldn’t feel comfortable walking alone in the immediate neighborhood, but I never had any issues at the complex itself. I’d definitely recommend living here. Your home will be clean, nice and have friendly management to help you out.
Travis Cano: I lived in a top floor studio facing East at Mariposa Flats for a year and was very happy with the management team. Out of the many apartment complexes I’ve lived in around the US, they were the most responsive and even went above and beyond my expectations at times. Beyond the management team, the view of the expansive sky with beautiful sunrises make this a memorable part of my time in Austin. There may be some minor things to consider on the top floor, such as noise of the AC condenser units on the roof, but this may be contained to my unit. Overall, I recommend these apartments.
Afra Alam: Savannah and the Mariposa Staff are incredible and very kind people. Every email or question I've had was always answered. I was even notified if a package was delivered, and was kept safely locked in another room if delivered to the lobby. I loved my studio apartment, the condition of the apartment was perfect and I had no complaints at all. There were times where my neighbors were loud and I was able to hear them through the walls, however, this was only on occasion and didn't become a problem. I moved out of state, but I would've definitely renewed my lease here - its worth it!
Carolina Baruzzi: Amazing floor plans, amenities, quality, prices, and the friendliest employees.Working from home, I wanted to make sure that I would live in a great apartment - somewhere with a lot of natural light to keep me happy and great price to save money. Mariposa Flats checked out all the boxes.While living here, I felt like my apartment was my sanctuary. I could walk basically anywhere I wanted - HEB, lake trail, Buzzmill, USPS, Wallgreens... On top of all that, the employees are SO nice.Salvador, the handy man that helps maintain everything in great shape, always greets you with a smile and asks how your day is going. Savannah, the leasing officer, is SO friendly, responsive, and helpful. She will text you when you got mail in and if you didn't come by to pick it up before the office closes and if you package is small enough, every so often she will put it in your mail box - which is so thoughtful of her. There was this one time I accident dropped my wallet in the recycling dumpster 🤦♀️ and she really went out of her way to help me out.To summarize - if you are looking for an AMAZING place to live, Mariposa Flats is that place.
